Can you hold a place before I apply?
You are able to place a hold on a property after filling out an
application, being approved, and remitting the required security deposit.

Do I pay first month’s rent and last month’s rent with my security deposit?
First month’s rent is always a full month and paid prior to move-in. Should your first month not be an entire
calendar month, any prorated credits from your first month will transfer
to your second month lowering your rent due the second month. We do
not charge last month’s rent up-front in most situations.

How old do you have to be to apply?
Anyone 18 years and older who will be living at the property will need to apply.

Is the deposit refundable?
All security deposits are fully refundable when you meet the terms of
your lease. Any fees paid to Sunnon Property Management are non-refundable.

Who needs a cosigner?
Anyone who cannot meet the income requirements as part of our
application requirements found here, may be eligible to utilize a
guarantor depending on the property.

How do I pay rent?
We offer free direct deposit enrollment for our tenants. Rest assured,
with direct deposit, we don’t have any insight into your bank account; we
can only debit rent and other authorized charges. Free direct deposit allows
you to never have to worry about paying postage, mailing a check to the
right address, or paying rent late again!

I want to get a pet. What do I do?
Please call our office to see if your property is pet approved. If it is, we
will gladly work with you to add an authorized pet to your lease. Please note:
not all pets are allowed in all units, and some pets require an additional fee or deposit.

I want to move out, but my roommate wants to stay. What do I do?
You are responsible for fulfilling the terms of your lease. If you will not be
renewing your lease, but your roommate wants to renew his/her lease, your
roommate is responsible for either renewing on his/her own or finding a new
roommate. If you have not reached the end of your lease, please call us to see
if there is anything we can do to help you.

My lease expiration is coming up, and I want to move out. What do I do?

Who is responsible for paying for repairs & maintenance requests?
Keeping your home well maintained is one of our top priorities. Please report all issues
requiring maintenance via a maintenance request or phone call as soon as you see them.
If the issue is because of normal wear and tear or was not caused by you or your
guests, you will not be charged.

Is it OK if I make minor repairs to the property myself (even if I’m handy)?
Please do not make any repairs to the property yourself. Your lease requires you contact
us to allow us to coordinate the repair with an approved vendor. Not only could you be
liable for any potential damages to the property, but we also find that even when the
handiest of tenants attempts to make a repair, they end up incurring charges much
higher than if they would have submitted a work order upfront.

Can I hang my TV on the wall?
Utilizing the stand that came with your TV is the safest and only solution allowed by
your lease. Unless you have an addendum to your lease specifically permitting you to
do so, please do not hang your TV on the wall. The lag bolts used to install TV brackets
are very large and can destroy the support structure of the building. You will be
responsible for any costs associated with the repair from hanging your TV as well
as the fine for breaking the terms of your lease.
